Paths to purchase
Our paths to purchase have you covered, whether you’re looking to build your own fully customized space or simply move into an existing shop, or if you’re somewhere in between.
Purchase Path A
BYOB
Build Your Own Building
Business owners purchase a pad-ready site from Indigo and build their own building (subject to Indigo Commercial Association’s Architectural Guidelines).
Lot and construction loan are closed simultaneously.
RECOMMENDED FUNDING SOURCES
Cash, Traditional Commercial Loan
EXPECTED DOWN PAYMENT
20% (starting at $100,000)
Best for established businesses with adequate cash flows and access to financing. Businesses that need significant customization in building design.
Purchase Path B
Build to Suit
This path allows for some customization of the building, without business owner having to oversee construction. While SBA loans make more sense in this path, owner occupation requirements are high.
RECOMMENDED FUNDING SOURCES
Cash, Traditional Commercial Loan, SBA 504/7a Loan
EXPECTED DOWN PAYMENT
20% (starting at $100,000) for traditional financing, 10% (starting at $50,000) for SBA loans
Best for established businesses with adequate cash flows who need some customization of their building, but do not want to oversee construction.
Purchase Path C
The Full Monte
Business owners purchase an existing completed building. This method allows for the most flexibility with SBA loan programs and the lowest barriers to entry.
RECOMMENDED FUNDING SOURCES
Cash, Traditional Commercial Loan, SBA 504/7a Loan
EXPECTED DOWN PAYMENT
20% (starting at $100,000) for traditional financing, 10% (starting at $50,000) for SBA loans
Best for established businesses with adequate cash flows that can occupy “white box” spaces successfully and do not want to be involved in construction.

FAQ
Indigo Commons is expected to open in 2024.
The homes in Indigo are being sold by residential builders and we anticipate they will begin selling in early 2024.
No, commercial lots will be available for sale in Indigo Commons without this restriction.
Please call Jason T. Hyman, the owner’s broker, for more information by phone at 832.548.1165 ext. 7 or by email to info@realincllc.com. Commercial lots are not for sale at this time; however, interested buyers may enter into a priority registration for the opportunity to receive a priority opportunity to either reserve a lot or enter into purchase contract, as applicable, which can be further explained by the owner’s broker.
No, no guarantees are made under or in connection with the priority registrations and this document is not a contract. Instead, when you enter into a priority registration, you are essentially ‘raising your hand’, showing interest in purchasing property in Indigo Commons and “getting in line” for the opportunity to either reserve or enter into a contract for a lot, whichever is applicable. The priority registration may be terminated at anytime and the deposit required thereunder is fully refundable per its terms.
Yes, provided however all leases are subject to rules and certain restrictions per the commercial governing documents which will be recorded and applicable to all lots and buildings in Indigo Commons.
Right now commercial lots and buildings in Indigo Commons are for sale only; however, lease opportunities will be available to commercial owners. Make sure you are signed up for our commercial VIP list to receive information about Indigo Commons which may in the future include lease opportunities.
Our vision of Indigo Commons includes a wide range of small businesses—from specialty food and beverage offerings such as an all-day bakery café and a brewery, to boutique shops and neighborhood services like an insurance provider, dry cleaners, and a general store.
Information on Indigo, Indigo Commons, Indigo Commercial Property, and Indigo Residential Property or any portions thereof, provided through the FAQs is preliminary in nature; changes may be made to our project including but not limited to certain uses, designs, building design and size, services, amenities, and pricing .
